The three water problems, and why the diagnosis matters
"Wet basement" is three different problems wearing one name, and they have three different fixes at three very different prices:
- Surface water. Grading sloping toward the house, downspouts discharging at the wall. The City of Brantford's own guidance is blunt: lot grading must slope away, and downspouts should discharge 1.5 to 2 metres from the basement wall. Often fixed for hundreds, not thousands.
- Groundwater through the foundation. Failed or silted weeping tile, hydrostatic pressure through block or stone walls. This is the true waterproofing project: exterior membrane and new weeping tile, or an interior drainage system and sump, and it is the fix that actually costs real money.
- Sewer backup. Water arriving through the floor drain during storms. No membrane fixes this; a backwater valve does.
The companies that sell one system for all three problems are why this trade has a reputation. Diagnosis first, then the fix that matches it.

Brantford pays for a big piece of this
The City's Basement Flooding Prevention Grant covers 80 percent of costs to a maximum of $5,000: up to $3,000 for an internal backwater valve, up to $5,000 for an external one, up to $4,000 for a new sump pit and pump with battery backup, up to $500 for downspout disconnection, and up to $300 for the risk assessment itself. - Exterior waterproofing: excavation, rubberized membrane, drainage board and new weeping tile with clear-stone bed
- Interior water management: perimeter drainage channel, membrane, sump pit and pump with battery backup
- Backwater valves (permitted plumbing work, $105 City permit)
- Grading, downspout and window-well corrections, the honest first resort
- Foundation crack repair, with the structural-versus-shrinkage call made honestly

Waterproof first, finish second
