Basement finishing, step by step: what a proper job looks like

Nine stages, three inspections, and a shortcut available at every single one. Here's the full sequence so you can see exactly what your quote includes, or doesn't.

The nine stages

  1. Moisture assessment. Grading, downspouts, sump, foundation cracks, humidity. The shortcut: skipping straight to framing. The cost of the shortcut: everything.
  2. Design, scope and permit. Framing plan, egress, electrical layout; permit filed (triggers listed in the trigger list). Shortcut: "we don't need a permit for a basement." You usually do.
  3. Framing. Pressure-treated bottom plates on concrete, straight walls, blocking for future fixtures. Shortcut: untreated lumber on the slab, rot's favourite dish.
  4. Rough-ins. Electrical (ESA-licensed), plumbing, HVAC extensions. Framing/rough-in inspection happens here.
  5. Insulation and vapour control to current Code. Insulation inspection here, before anything closes. Shortcut: drywalling before the inspector comes; later that's an open-the-wall order.
  6. Drywall, taped to a consistent finish level.
  7. Flooring: subfloor or underlayment appropriate to concrete and moisture readings, then LVP, carpet or engineered wood.
  8. Trim, doors, paint, lighting.
  9. Final inspection and walkthrough against the written scope, with the 10% holdback still in your hands.

Timeline and money

A straightforward basement runs 4 to 8 weeks on site; suites run longer for fire-separation and HVAC work.
