The HCRA/Tarion conversation, up front
New homes built for sale in Ontario require an HCRA-licensed builder and Tarion warranty enrolment. Owner-built arrangements and certain contractor roles on a client's own land sit differently under the New Home Construction Licensing Act, and the honest move is to map your specific project against those rules before contracts are signed, not after. What custom builds cost
2026 Ontario figures: typical custom hard costs of $300 to $600 per square foot (luxury exceeding $950), with production single-family construction benchmarking at $115 to $215 per square foot in the GTA (Altus, 2025).
