A renovation market defined by its construction dates

Hamilton Mountain is overwhelmingly a pre-2000 build: only 9.2 percent of its dwellings went up between 2001 and 2021, the lowest share of any part of the city. Translation: street after street of postwar and mid-century houses whose kitchens, bathrooms and basements are all due, often for the second time. This is the city's deepest renovation market, and it is bread-and-butter work: no escarpment permits on the flat top, few heritage constraints, just honest houses needing honest updates.

The one infrastructure fact that matters

Combined sewers, the lower city's famous burden, reach up the Mountain too: the network serves the section north of Mohawk Road. If your basement sits in that band, sewer backup belongs in the plan before flooring does, and Hamilton's S3P programme pays up to $2,000 toward a backwater valve, sump and downspout work, with the pre-qualified-contractor rule deciding whether you collect the full amount.
